Daniel Ravenel Sotheby’s International Realty announces a record home sale on the Isle of Palms.  120 Ocean Blvdis located on the coveted southern end of the island, which is considered the most exclusive stretch of oceanfront real estate.

The 6758 square foot property was listed for $6.8 M, and sold at $6.4 M, which translates to $947 per square foot.  This sale represents the highest price ever paid for a single-family home on the Isle of Palms, according to Charleston Trident Multiple Listing Service.

Listed by Middleton Rutledge of Daniel Ravenel Sotheby’s International Realty, the property was purchased in a cash transaction. The buyer was represented by Alejandro Ferreyros of Sand Dollar Real Estate.

Designed by Atlanta architect, Norman Davenport Askins, and built by Phillip Smith Construction in 2015, the custom Mediterranean style home was inspired by the European seaside villas of the Renaissance era, with very high quality finishes found inside and out. Uniquely situated on a 1.45-acre ocean-front lot, this 6 bedroom 5 bathroom home was constructed with handcrafted hard coat exterior stucco, a low-pitched Santa Fe clay tile roof, and stunning cast limestone entry steps and balustrades. Interior finishes include imported stone and tile, an indoor theatre system, private wine tasting room, custom paneled office, large oceanfront master bedroom, in-ground pool, and even a putting green!

“We have seen a notable upswing in demand for high-caliber beachfront homes on both Sullivan’s Island and Isle of Palms, which are in very limited supply right now” according to Middleton Rutledge, who specializes in listing exclusive, luxury waterfront and historic property.  “We are now piercing the six million dollar price point on the Isle of Palms and Sullivan’s with products of this quality and finish. When you compare this to other luxury oceanfront markets, Charleston’s barrier island market is well positioned for continued growth,” added Rutledge, “Our firm prides itself on representing exceptional properties such as 120 Ocean Blvd, and we are pleased to bring our unique skill-set and international marketing capabilities to this luxury clientele.” says Rutledge.

According to Charleston Trident Multiple Listing Service, Daniel Ravenel Sotheby’s International Realty currently holds the record for the highest price paid in Downtown Charleston ($7.7 M – 32 South Battery), Kiawah Island ($15.25 M – 85 Blue Heron Pond), and now, on Isle of Palms at 120 Ocean Blvd.

The Sotheby’s International Realty network currently has approximately 21,000 affiliated independent sales associates located in over 900 offices in 68 countries and territories worldwide.  Each office is independently owned and operated.
